Buying a Home in Bayview Glen, Thornhill: A Neighbourhood Buying Guide

Bayview Glen is one of the most established luxury pockets in the Thornhill part of Markham. Large mature lots, strong school catchments and an infill market that is steadily replacing sixties and seventies homes with custom builds. It is also a neighbourhood where the asking prices and the sale prices tell two very different stories, and understanding that gap is most of what a buyer needs here.

Written by a Richmond Hill and Markham Real Estate Expert

At Kirby Chan & Co. Real Estate Team, Bayview Glen is the neighbourhood where published averages mislead buyers most. Active listings here skew heavily toward high-end inventory that is not clearing, which pulls the asking average far above where homes actually transact. A buyer who anchors on the listing average will either overpay or spend a year confused about why nothing makes sense. Work from completed sales.

Quick takeaway: Bayview Glen sits in Thornhill, Markham, just north of Steeles Avenue and east of Bayview Avenue, south of John Street. It is almost entirely single-family detached on generous mature lots. Completed sales generally land in the $2.1M to $3.1M range while asking prices run considerably higher, because active inventory skews toward luxury product that sits. Homes sell at roughly 94% to 96% of their own asking price, which means there is genuine negotiating room here, unlike most York Region neighbourhoods.

Source: MLS listing data aggregated from TRREB-licensed platforms, early 2026. Figures are approximate. The average asking price across active listings runs materially higher than typical completed sales because active inventory skews toward high-end product with long marketing periods; the two are drawn from different sets of properties and must not be compared as a discount rate. Only the sold-to-list ratio describes negotiation. Verify current conditions with a licensed agent.

Where Is Bayview Glen?

The Location Thornhill, on the Toronto Boundary

Bayview Glen occupies the southwest corner of Markham within the broader Thornhill community, sitting just north of Steeles Avenue and east of Bayview Avenue, running north toward John Street. Bayview Glen Public School at 42 Limcombe Drive sits near its centre.

The neighbourhood is often described as running all the way east to Leslie Street and north to Highway 7. It does not. That larger area takes in German Mills to the east and Aileen-Willowbrook to the north, both distinct neighbourhoods with their own markets and price points. If you are comparing listings, make sure you are comparing within Bayview Glen rather than across three neighbourhoods that happen to share a corridor.

Steeles Avenue is the Markham and Toronto boundary, which is why mailing addresses read Thornhill and why buyers associate the area with Thornhill rather than Markham specifically. Bayview Woods-Steeles in North York sits directly south. Richmond Hill's Doncrest is further north along the Bayview corridor, and the municipal distinction is real: it affects property tax rates, school boards and local services.

Housing Stock and the Infill Market

Detached, on Generous Lots

The interior streets are almost exclusively single-family detached on mature, tree-lined lots, many exceeding sixty feet of frontage with deep rear yards. This is the reason buyers choose Bayview Glen over newer, denser Markham communities, and it is the asset that holds value. Some apartment and commercial buildings sit along the Steeles and Bayview edges, but they are not the neighbourhood.

Three Generations of Housing at Once

Original builds from the 1960s through the 1980s sit alongside extensively renovated versions of the same homes and brand-new custom construction. Custom builds typically run 4,000 to over 6,000 square feet with contemporary finishes and multi-car garages. Unrenovated originals, often bungalows or side-splits on large lots, still appear at the lower end of the range, though they increasingly attract builders and end-users competing for the same land.

Construction Is Part of the Deal

Infill has been reshaping these streets for a decade and it is not finished. If you buy an original home, expect the possibility of a teardown and multi-year build next door during your first years of ownership. That cuts both ways: it is disruptive to live beside, and it steadily lifts the value of the land you are standing on. Walk the street and look for hoarding and permit signs before you commit.

Pricing: Read This Section Carefully

The Most Important Thing Here Asking Prices and Sale Prices Describe Different Homes

Published figures for Bayview Glen routinely quote an average asking price well above $4M. Typical completed sales land between $2.1M and $3.1M. Both figures can be found in the same market report, and buyers reasonably conclude that homes here sell for forty percent under ask.

They do not. Homes sell at roughly 94% to 96% of their own asking price. The reason the two averages diverge is that they cover different properties. Active inventory is weighted toward the top of the market, the $4M and above custom builds that carry long marketing periods and sit for months. Completed sales are weighted toward the more liquid part of the market, the renovated and original homes in the $2M to $3M band that actually clear.

What this means practically: the listing average tells you what is unsold, not what things are worth. Price your offer against sold comparables at your own tier and lot type, and treat any quoted neighbourhood average with suspicion regardless of which direction it points.

You Have More Negotiating Room Than Most Buyers Expect

A 94% to 96% sold-to-list ratio is unusual in York Region, where most family neighbourhoods trade at 98% or above. At this price point, buyers genuinely have leverage. Well-structured offers with reasonable conditions succeed here, and you are not required to strip conditions to compete. That is a real advantage of buying in the luxury tier rather than the family tier.

Days on Market Splits by Tier

Homes under roughly $3M tend to move in eighteen to thirty days. Properties above $4M can sit for sixty to ninety days or considerably longer. If you are shopping at the upper end, patience is an asset and a listing that has been sitting for three months is a conversation rather than a rejection. If you are shopping in the more liquid band below $3M, you will need to move faster.

Lot Value Versus Building Value

The Question Behind Every Purchase Here Are You Buying a House or Buying Land?

On many Bayview Glen properties the land carries most of the value and the house on it carries relatively little. That changes everything about how you evaluate a listing. A dated kitchen is irrelevant if the building is coming down. A beautiful renovation is worth paying for only if you intend to live with it.

Decide which purchase you are making before you tour. If it is a land purchase, your due diligence is frontage, depth, grading, servicing, tree preservation requirements, zoning and what the municipality will actually let you build. If it is an occupancy purchase, your due diligence is the building itself and you should not pay land-play pricing for it.

Lot features that carry a genuine premium here include south-facing rear yards, greater depth, and backing onto green space or a ravine corridor rather than another house. Mature tree coverage is both an asset and, if you plan to build, a constraint worth checking early with the City of Markham.

Schools and Catchments

Public: An Unusual Elementary Structure

Bayview Glen Public School at 42 Limcombe Drive has served the neighbourhood since the early 1960s and runs Kindergarten through Grade 6, with a park directly adjacent. Students then continue to German Mills Public School in the neighbouring community for Grades 7 and 8. That split is worth knowing in advance, because it means a second school transition and a different daily route partway through elementary.

Secondary Options

Thornlea Secondary School on Bayview Avenue serves the public catchment and offers Advanced Placement, Specialist High Skills Major programming and support for high-performance athletes. On the Catholic side, St. Michael Academy on Simonston Boulevard covers Grades 7 through 12, and St. Robert Catholic High School has ranked at the very top of Fraser Institute results in recent years and runs the International Baccalaureate programme. Fraser rankings are one measure among several and are contested, so treat them as a data point rather than a verdict, and note that homes in the St. Robert catchment do carry a premium across this corridor.

Bayview Glen School Is Not in Bayview Glen

This confuses buyers constantly. Bayview Glen School, the independent co-educational day school running preschool through Grade 12, is at 275 Duncan Mill Road in North York, roughly six kilometres south of this neighbourhood. It shares the name and not the location. It is a legitimate option for families here, but it is a daily drive rather than a neighbourhood school, and buying in Bayview Glen confers no connection to it.

Verify Before You Go Firm

School catchments in this corridor are valuable enough that they move prices, which is exactly why you should not take them from a listing. Confirm the current assigned schools for the specific address directly with the York Region District School Board or the York Catholic District School Board before your conditions expire. Boundaries change.

Parks, Recreation and Daily Life

Green Space

Bayview Glen Park sits beside the elementary school with playgrounds and open field. Just west across Bayview, Pomona Mills Park offers a roughly three kilometre loop along the creek with mature shade, a playground and free street parking, and it is well regarded by people who use it regularly rather than being a park that only exists on a map. East Don and German Mills Settlers Park, in the neighbouring community, connects into the wider creek trail system.

Thornhill Community Centre and Everyday Errands

The Thornhill Community Centre at 7755 Bayview Avenue is about a kilometre north and carries two ice pads, pools, a gymnasium, squash courts, a fitness centre and a public library branch. It is genuinely busy, which is usually a good sign, though it does get crowded at peak hours. Shopping plazas along Bayview and Steeles cover groceries, banks, medical and daily services, with larger retail a short drive away and a restaurant landscape along the surrounding corridors that reflects the area's diversity.

Commuting and Transit Access

Getting Around Strong by Car, Limited by Rail

Highways. Highway 404 lies east and is reached in minutes via Steeles Avenue or John Street eastbound. Highway 404 becomes the Don Valley Parkway south of Sheppard, so the downtown route runs east then south rather than west. Highway 407 runs a short distance north and connects to the wider 400-series network.

Drive times. Downtown Toronto is commonly quoted at around thirty minutes, which is realistic off-peak and optimistic at rush hour, when sixty to seventy-five minutes is more typical. Test your own route at your own hours before you rely on a published figure.

GO rail, with the caveat. Langstaff GO is the nearest station, a short drive northwest. It sits on the Richmond Hill line, which runs a limited weekday schedule concentrated in peak periods with no weekend rail service. For a fixed weekday office commute it works. For irregular hours or weekend travel it does not, so check the current timetable rather than assuming a station nearby means service all day.

Bus and future transit. Both York Region Transit and TTC routes run the Bayview corridor, giving connections into Markham and North York, which is a genuine advantage of sitting on the municipal boundary. The Yonge North Subway Extension has been planned for the broader Thornhill area for years; treat it as a possible future benefit rather than something you are buying today.

What Buyers Should Evaluate

Do Not Anchor on the Listing Average

The single most common error here. The published asking average reflects unsold luxury inventory, not market value. Ask your agent for completed sales at your tier, on comparable lots, over the past twelve months, and ignore everything else. In a neighbourhood with twenty to twenty-seven active detached listings at any time, that comparable list is short enough to review properly.

Older Systems on Original Builds

Homes from the 1960s and 1970s carry systems that are now well past typical lifespan: roof, furnace, air conditioning, electrical service capacity, supply plumbing and windows. On a home of this era ask the inspector to identify supply piping and wiring type specifically rather than accepting a general note that things function. Even if you intend to renovate, knowing what is there sets your budget honestly. Our guide on reading a home inspection report covers how to weigh the findings.

Check the Custom Build Properly

New does not mean unexamined. On a recent custom build, review the building permits, confirm the work was inspected and closed out, and establish what warranty coverage remains and whether it transfers. A speculative build finished quickly for sale is a different product from a home someone built to live in, and the difference shows up in places a walkthrough does not reach.

Turnover Is Low and Inventory Is Thin

Owner occupancy near eighty-nine percent and low turnover mean the specific combination you want, the right lot on the right street in the right condition, may appear once or twice a year. Patience is required, and so is being ready when it does appear. That tension is the practical reality of buying here.

Step-by-Step Buying Guide

Step by Step Six Stages, In Order

1. Decide occupancy, renovation or rebuild. Each is a different property evaluation, budget and timeline. Getting this wrong is the expensive mistake in this neighbourhood, because you end up paying for a house you are demolishing or for land you never intended to develop.

2. Arrange financing early. At this price point lending is relationship-driven and takes longer. If a rebuild is the plan, discuss construction financing at the outset, since it works differently from a standard purchase mortgage.

3. Understand the lot. Frontage, depth, grading, servicing, mature tree coverage, what backs onto the rear yard and which way it faces. If you intend to build, confirm zoning, setbacks and tree preservation requirements with the City of Markham before you make an offer, not after.

4. Review tightly matched sold comparables. Same street or block where possible, matched on lot size, condition and position, over twelve months. At a tier where sales range across millions, loose comparables are worse than none.

5. Inspect thoroughly, and do not waive it. With a 94% to 96% sold-to-list ratio you are not in a market that forces unconditional offers. Use that. Full inspection on originals, permit and warranty review on custom builds.

6. Make a structured offer and close. There is room to negotiate here, particularly on listings past sixty days at the upper tier. Positioning the offer against sold evidence rather than the asking price is what protects you. Our closing day guide covers the final stage.

Frequently Asked Questions

Is Bayview Glen in Richmond Hill or Markham?

Markham, in the Thornhill area. It sits just north of Steeles Avenue, which is the Markham and Toronto boundary, so mailing addresses read Thornhill. It is not in Richmond Hill, though it shares the Bayview corridor with Richmond Hill neighbourhoods further north. The distinction affects property taxes, school boards and local services.

How much do homes actually sell for in Bayview Glen?

Completed detached sales generally land between $2.1M and $3.1M. Published asking averages run well above $4M, but that reflects unsold high-end inventory with long marketing periods rather than market value. Homes sell at roughly 94% to 96% of their own asking price.

Can I negotiate on price in Bayview Glen?

Yes, more than in most York Region neighbourhoods. A 94% to 96% sold-to-list ratio means well-structured offers with reasonable conditions succeed, and you are not forced into unconditional bidding. The most room sits on upper-tier listings that have been on market past sixty days.

What schools serve Bayview Glen?

Bayview Glen Public School at 42 Limcombe Drive covers Kindergarten to Grade 6, then students continue to German Mills Public School for Grades 7 and 8. Thornlea Secondary serves the public catchment. On the Catholic side, St. Michael Academy on Simonston Boulevard covers Grades 7 to 12 and St. Robert Catholic High School offers the IB programme. Verify current catchments with the relevant board.

Is Bayview Glen School in the neighbourhood?

No. Despite the shared name, Bayview Glen School is an independent day school at 275 Duncan Mill Road in North York, roughly six kilometres south. It is a legitimate option for families here but it is a daily drive, and buying in this neighbourhood gives no connection to it.

Should I buy an original home here as a teardown?

Many buyers do, since land often carries most of the value. Decide before you tour, because the due diligence is completely different. A land purchase turns on frontage, depth, grading, servicing, zoning, setbacks and tree preservation requirements, all of which should be confirmed with the City of Markham before you make an offer.

Ready to Buy in Bayview Glen?

Buying well in a luxury neighbourhood means knowing which lots hold long-term value, where infill is heading next, what a rebuild will actually cost and which asking prices are disconnected from what is selling. Broad market averages answer none of that, and here they actively mislead.
