This is the single most common misconception we hear, and it closes doors for families who had options they did not know about. In Ontario, Catholic secondary schools are open to all resident students regardless of faith. Elementary admission to a Catholic board works differently and does have a faith requirement, but high school does not.

That said, students who attend are taking part in a Catholic school: religious education is part of the curriculum and the school community has a faith character to it. Families who are not Catholic do attend and do well, but the right posture going in is that you are joining a Catholic school rather than a public school with a different name. Confirm the current admission and registration requirements directly with the board, because administrative details are reviewed from time to time.

Why This Changes Your Home Search

If you had written off the Catholic system on the assumption that it was closed to you, you have been searching with a narrower set of neighbourhoods than you actually have. Opening it up frequently widens the search in Thornhill and Markham meaningfully, and a wider search is almost always a cheaper search.

St. Robert sits in Thornhill, on the Markham side of the Thornhill community, in the Leslie Street corridor south of Highway 7. This is the part that reshapes the home search, so it is worth being precise about.

Regional Programs Admit by Application

The school's reputation rests substantially on its International Baccalaureate stream, which is a regional program. Regional programs draw students from across the board by application, with their own process, their own timeline and their own assessment. Your home address is not the deciding factor.

The two consequences cut in opposite directions, and families usually only notice one of them. Buying inside the attendance boundary does not secure a place in the program. Living outside the boundary does not disqualify your child from applying to it.

What You Are Actually Buying With the Address

Being in the boundary secures access to the regular program at the school, which is a real thing worth having, plus a short commute, plus a cohort of neighbours whose children go to the same place. Those are legitimate reasons to want a specific address. They are simply not the same thing as a seat in the regional program, and paying a boundary premium as though they were is how families overpay.

Get the current details from the board directly, and get them a year or more before the entry grade rather than in the spring you need them. A home purchase timed around a program your family has not yet applied to is a plan built on an assumption.

Use Them Carefully One Data Point, Not the Picture

St. Robert turns up high on published secondary school rankings, and that is why most people searching for it found it in the first place. Worth understanding what those tables measure before you make a seven-figure decision on the strength of one.

Most rankings lean heavily on standardized test results and similar quantitative measures. At a school with a selective regional program drawing applicants from across the region, those results reflect the program's intake as well as the teaching. A school-wide number does not tell you what the regular program experience looks like, and that is the program your address actually gives you.

Check the current year's figures directly rather than relying on an article, and then go further than the table: visit, go to an open house, and talk to parents whose children are in the stream your child would actually be in. That conversation will tell you more than any ranking position.

Established Thornhill, With a Wide Range Inside It

The area around the school is mature Thornhill rather than new construction. German Mills and the Thornlea pockets are largely detached homes from the 1970s and 1980s on good-sized lots with heavy tree cover, and a significant share have been renovated or rebuilt, which creates a wide price range on the same street.

Aileen-Willowbrook and the Bayview and John pockets add townhouses and some condominium inventory, which is the realistic entry point for families who want proximity without a detached budget. The Commerce Valley and Highway 7 corridor to the north brings condo supply that is close to the school but a different lifestyle entirely.

With housing stock this age, the practical due diligence is consistent: roof, furnace, air conditioner, windows, electrical panel and whether the kitchen and bathrooms are original. Five Things Before You Write the Offer

1. Decide which program you are actually after. The regular program at the school, or the regional program. They have completely different requirements and only one of them is tied to your address.

2. Run the address through both boards. Catholic and public boundaries are drawn separately. Two checks, one address.

3. Ask whether a boundary review is under way. Boards publish their review processes. An active review for this area is something you want to know before you commit, not after.

4. Compare sales within the boundary, not across it. This is how buyers in school areas most often either overpay or lose a home they could have won. Similar houses on either side of a line are not comparable sales.

5. Put a number on what the boundary is worth to you. Do it before you are standing in a house you love and facing four other offers. Families who never set that number are the ones who stretch furthest.

If your home is in the attendance boundary, that is a genuine selling point to a specific and motivated buyer, and it should be stated clearly rather than buried in a features list. Confirm your current boundary before you list rather than repeating what the previous listing said.

What you should not do is imply that the address delivers a seat in the regional program. Buyers researching this school often know the admission process better than the agent marketing the house, and an overstated claim costs you credibility at exactly the wrong moment.
