Quick takeaway: Markham is a large, diverse city east of Richmond Hill with one of the strongest concentrations of technology employment in Canada and one of the most varied housing stocks in the GTA. It splits roughly into three: the older heritage areas, the planned family communities built from the 1990s onward, and the newer urban districts. Where Markham Is and What It Is Like

Orientation East of Richmond Hill, North of Scarborough

Markham is a city in York Region, bordered by Richmond Hill and Vaughan to the west, Toronto to the south, Pickering to the east and Whitchurch-Stouffville to the north. It is one of the largest municipalities in the region by population.

Two things define it for a newcomer. First, it is among the most ethnically diverse cities in Canada, with very large and long-established Chinese and South Asian communities in particular, and the retail, restaurants, services and places of worship that come with them. For many families arriving from abroad that is the single reason Markham is on the list.

Second, it has one of the largest concentrations of technology and corporate employment in the country, often described as Canada's high-tech capital. That means a meaningful share of residents work in Markham rather than commuting into Toronto, which is unusual for a GTA suburb and changes the whole calculation on where to live.

Who Moves Here, and Why

Families Buying for Schools

The dominant group, and the reason the planned communities north of Highway 7 trade the way they do. Parents frequently research catchments before they research streets, and in neighbourhoods like Berczy Village the school boundary drives price more than almost anything else about the house.

People Working in Markham

If your job is in one of the corporate or technology campuses here, living in Markham turns a long GTA commute into a short local one. That is a genuine quality of life difference and it is why Downtown Markham and the Highway 7 corridor have grown the way they have.

Newcomers and Multigenerational Households

Markham has a high share of multigenerational households, and the housing reflects it: large homes, finished basements, second kitchens and in-law capability appear far more often here than in most GTA municipalities. If three generations are moving together, this is one of the easier places in the region to find something that works.

This is the framework worth holding onto. Almost every Markham neighbourhood falls into one of three groups, and they suit completely different people.

Which Community Fits You

Unionville

The most recognized address in Markham, built around a historic Main Street and Toogood Pond. Genuinely walkable in a city that mostly is not, architecturally varied, and the most expensive of the established areas. Suits people who want character and a village feel, and who are willing to pay for it in both price and house size.

Berczy Village and Wismer

Adjacent planned communities in the northern half, built largely between the late 1990s and late 2000s, and bought and sold overwhelmingly on schools. Consistent detached and freehold townhomes, parks distributed throughout, quiet residential streets. Our Berczy Village guide covers that market in detail.

Downtown Markham and Markham Centre

A purpose-built urban district rather than a historic downtown, with restaurants, a cinema and green space within walking distance and a growing condo supply. Suits professionals, investors and downsizers who want to stop driving for everything. Also the natural choice if you work in the surrounding corporate campuses.

Cornell

Distinctly different in street design, with rear laneway garages, front porches and a deliberately walkable layout. Newer than most of Markham and the main source of bungalow-loft homes in the city, which makes it unusually relevant to downsizers as well as families. Close to the hospital on the eastern side.

Markham Village and the Thornhill Side

Older housing stock with more variety, including bungalows and side-splits that the newer communities simply do not have, on larger lots and usually needing more work. The Thornhill portion of Markham, west toward Yonge, is the oldest part of the city and worth understanding separately, which our guide to Thornhill covers, including why it is split between two municipalities.

The Commute and Where the Jobs Are

Different From the Rest of York Region Many People Here Do Not Commute to Toronto

Working locally. Markham's concentration of technology and corporate employment means a substantial number of residents work within the city. If that applies to you, prioritize proximity to your workplace over transit access, because a ten minute drive beats any GO schedule.

GO Transit. The Stouffville line runs through Markham with several stations serving different parts of the city, connecting to Union Station. Which station you are near matters, and so does the frequency on your line at your hours, which varies considerably. Check the current schedule rather than assuming.

By car. Highway 407 crosses the city and is the main east-west route toward Vaughan, Mississauga and the airport. Highway 404 runs along the western edge for trips south into Toronto or north through York Region. Highway 7 is the main local arterial and is busy at peak.

Local transit. York Region Transit and Viva serve the main corridors. Outside Downtown Markham, Cornell and parts of Unionville, most households run two cars. Budget accordingly if you are arriving from somewhere you managed with one.

Schools and Why They Drive Prices Here

Important Confirm the Catchment by Address, Every Time

Markham's public schools are run by York Region District School Board and York Catholic District School Board, and school reputation drives purchase decisions here more strongly than in most GTA municipalities. In the planned communities it is frequently the first filter a buyer applies and the last thing they compromise on.

That creates a real price effect at street level. Two similar homes a few streets apart can sell for meaningfully different amounts because of which school they feed into, which also means that when you compare recent sales you need to compare within the same catchment rather than the same neighbourhood.

Boundaries are set by the boards and they change with enrolment pressure, new construction and periodic reviews. Confirm the current catchment for the specific property address directly with the board before making an offer. Never rely on a listing description or a neighbourhood's reputation.

Daily Life, Food and Getting Around

Food and Shopping

This is where Markham genuinely stands out. The range and quality of Asian food in particular, across many regional cuisines, is among the best in North America, concentrated in the plazas and malls along the main corridors. Markville Mall is the main indoor shopping destination, with extensive plaza retail throughout and specialty supermarkets serving every major community in the city.

Parks, Recreation and Health Care

Markham is well served for parks, trails and community and recreation centres, with green space distributed through the planned communities rather than concentrated in one place. Markham Stouffville Hospital serves the city on the eastern side near Cornell. If you are arriving from outside Ontario, start the provincial health coverage process early and begin looking for a family doctor before you arrive rather than after.

What Markham Does Not Have

Outside Unionville's Main Street, Downtown Markham and parts of Cornell, this is a car-oriented suburban city. There is no dense nightlife district, and daily errands in most neighbourhoods mean a short drive rather than a walk. If walkability is high on your list, that narrows your search considerably and it is better to know now.

Five Things If You Are Deciding From a Distance

1. Sort the financing first. Lending requirements differ considerably if your income or credit history is from outside Canada. Speak to a mortgage broker before you shop, because it determines your budget and sometimes your timeline.

2. Confirm the school catchment by address. If schools are the reason you are buying in Markham, this is the most important verification in the entire purchase.

3. Visit at the wrong time. A Saturday flatters every neighbourhood. See your commute at rush hour and the street on a weekday evening.

4. Consider renting for a few months. Unglamorous and often correct. Markham is large enough that choosing a community from a map is a real gamble.

5. Expect fast local competition. Buyers already in York Region know these neighbourhoods and move quickly, particularly in spring when families want to be settled before September. Deciding from a distance means you need someone who can view and give you a straight answer the same day.
