Bayview and Elgin Mills, Richmond Hill: A Buyer's Guide

Bayview and Elgin Mills: A Buyer's Guide to This Part of Richmond Hill

What is actually around this intersection, how the transit and highway access really works, which communities sit on each side of it, and what to verify before you buy anywhere near it.

Bayview Avenue and Elgin Mills Road area, Richmond Hill, Ontario

Written by a Richmond Hill and Markham Real Estate Expert

At Kirby Chan & Co. Real Estate Team, buyers ask about this intersection more than almost any other in Richmond Hill, usually in one of three ways: what is around it, how the commute works, and whether the schools nearby are the right ones. Those are three separate questions with three separate answers, and the third one is the one people most often get wrong. This guide takes them in turn.

We will tell you which side of the intersection suits you, and why

Quick takeaway: Bayview and Elgin Mills is a major arterial crossing in the eastern half of Richmond Hill, not a neighbourhood in its own right. Several different residential communities meet around it, and they are not interchangeable. Which corner you buy on changes your school attendance area, your exposure to arterial traffic and your access to Highway 404 by way of Elgin Mills. Transit on both corridors is served by York Region Transit, with Bayview and Elgin Mills each carrying their own routes, and Richmond Hill GO on the Richmond Hill line is roughly two kilometres away. Everything specific to a property, above all the school boundary, has to be confirmed for the exact address rather than for the intersection.

What This Guide Covers

1. Where This Actually Is

The First Thing to Understand This Is a Crossroads, Not a Neighbourhood

Bayview Avenue runs the length of Richmond Hill north to south, parallel to and east of Yonge Street. Elgin Mills Road crosses the city east to west, north of Major Mackenzie Drive and south of Stouffville Road. Where they meet sits in the eastern half of the city, in its northern half.

People search for this intersection as though it were a neighbourhood. It is not. It is a point where several different residential communities meet, and a listing described as being "at Bayview and Elgin Mills" could sit in any of them. That matters more than it sounds, because those communities differ in era, housing type and, critically, in school attendance area.

So the useful question is never "what is Bayview and Elgin Mills like." It is "which side of it is this property on, and what follows from that." The rest of this guide answers the second question.

2. The Corner You Buy On Matters

Four Directions, Four Different Purchases

Broadly, moving away from the intersection in each direction takes you into different established residential areas of Richmond Hill, including the communities around Rouge Woods and Devonsleigh and the areas running north toward Oak Ridges and west toward the city centre. Our complete guide to Richmond Hill neighbourhoods sets out what each of those offers and what it costs you.

Three things change as you move between them, and all three are worth establishing before you look at a single listing.

The school attendance area. It changes by address and the boundary lines do not follow the arterials. Section five covers this.

Exposure to the arterial. Properties fronting or backing onto Bayview or Elgin Mills are a different purchase from those three streets in, in noise, in traffic, in what the next buyer will think and in what you will pay. This is the single most underweighted variable near any arterial crossing in York Region.

The era and type of housing. Which decides what an inspection should be looking for and what you will spend in your first five years.

3. Transit and Highway Access

What Is Actually Available Here

Buses. Both corridors are served by York Region Transit, with service running along Bayview and along Elgin Mills, including express service on the Bayview corridor. Route numbers, stop locations and frequencies change, so check YRT directly for the routes that would actually serve your address and the hours you would actually travel.

GO rail. Richmond Hill GO, on the Richmond Hill line, is the nearest station, roughly a couple of kilometres from the intersection. The important thing to understand about the Richmond Hill line is that its service pattern has historically not been equivalent to the busier corridors elsewhere in the region. Do not assume it works like the Stouffville or Barrie lines. Go to GO Transit's own schedules, look at the departures for the hours you would travel in both directions, and check the parking situation at the station before you decide anything.

Driving. Elgin Mills Road running east is the connection to Highway 404, which is the practical route for most drivers heading south or east from here. Highway 7 and Highway 407 are to the south. If you drive west or into Toronto rather than south, this part of the city works less well than the western half, and that is the honest trade-off of the eastern side.

The thing to actually do. Take the trip once, on a weekday, at your hour, in both directions, before you offer. Drive or walk to the stop as you would, make the connection you would make, and get to where you actually work. One morning of that tells you more than this entire section. The buyers who skip it are the ones who move again within three years.

4. Amenities and Daily Life

What to Expect and What to Verify

Arterial crossings in Richmond Hill generally carry their retail at or near the corners, with residential behind. In practice that means daily shopping is a short drive rather than a walk for most addresses in the surrounding communities, and that the walkability of a specific address varies enormously depending on which pocket it sits in.

[ADD LOCAL DETAIL: name the specific plazas, grocery stores, community centre, library branch and parks you would actually point a buyer to around this intersection. Two to four sentences. This is the section that separates this page from every portal page on the same search, and it is the part only someone who works this area can write.]

Parks and open space. There are municipal parks in the surrounding communities, and Richmond Hill's park and trail network runs through this part of the city. Check the City of Richmond Hill's own park listings for what is within walking distance of a specific address, since this is one of the things buyers most often assume rather than check.

The honest test for walkability. Stand at the property and walk to whatever you would actually walk to. If the answer is that you would drive, that is fine, but know it before you buy rather than discovering it in February.

5. Schools: The Question People Get Wrong

Three Rules, Each of Which Costs Families Money No Intersection "Has" a School

This is the most common reason families search for an intersection by name, and it is the question most likely to be answered incorrectly by everything else they read.

Two boards, two separate maps, one address. York Region District School Board and York Catholic District School Board draw their boundaries independently, with separate trustees and separate locator tools, and the two sets of lines do not match each other. A single address sits in two different attendance areas. If both systems are on your list, that is two checks rather than one. Worth knowing too that at the secondary level in Ontario, Catholic high schools are open to all resident students regardless of faith, which means families who ruled the Catholic system out have been searching with fewer options than they actually have.

Boundaries do not follow the arterials, and they move. A boundary line can run between two streets that both describe themselves as being at Bayview and Elgin Mills. Attendance areas are also reviewed as enrolment shifts. Confirm the current assignment for the specific property address, using each board's own locator, before you write an offer. A listing description is not proof, and neither is what the previous owner believed.

Some programs are not tied to your address at all. Regional programs, including International Baccalaureate streams, admit by application from across a board rather than by home address. Being inside an attendance boundary secures the regular program at that school and not a seat in a regional one, and living outside a boundary does not disqualify an applicant. If a particular program is the goal, get the current process, entry grade and timeline from the board a year or more ahead. Our guide to St. Robert Catholic High School covers how that works in practice.

No school names or rankings appear here. Naming schools on a page about an intersection would imply an attendance area that may not apply to the address you are looking at, which is exactly the error this section exists to prevent. Rankings lean on standardized test results, move year to year, and at a school with a selective regional program reflect the intake as well as the teaching. Check the boards directly, then visit.

6. What You Can Buy Around Here

Four Types, Four Different Questions

Detached homes in the surrounding communities, predominantly later construction in the newer pockets and older stock as you move toward the city centre. In newer housing an inspection looks at workmanship, grading and water management rather than end-of-life systems; in older housing the reverse.

Freehold townhouses, with the question that catches buyers in communities of this vintage: a freehold townhouse can sit within a common element condominium corporation, which means a monthly fee despite the home being freehold. Ask before you offer. Our guide to what condo fees include explains the arrangement.

Condominium townhouses, which look the same from the street and are a different purchase entirely, with the corporation responsible for much more.

Apartment condominiums, covered in the next section, since that is the specific question buyers ask most about this intersection.

7. Buying a Condominium Near an Arterial Crossing

The Building Matters More Than the Intersection Six Things to Establish

1. Which way the unit faces, and what it faces. Facing an arterial is a different proposition from facing a courtyard, in noise, in light and in what the next buyer will pay. Visit at the hour you would be home, and once in the evening.

2. The status certificate. The corporation's financial position, the reserve fund and the most recent study, the common expenses for the unit and any arrears, any special assessment levied or contemplated, any legal proceedings, and the declaration, by-laws and rules. Your lawyer reads it, and a status certificate review condition is what gives them the chance.

3. What the fee covers, specifically. Which utilities are included and which you will pay yourself. Two buildings a few streets apart can differ completely, and a lower fee covering less is not the better deal. Compare total monthly carrying cost rather than the fee alone.

4. The rules, read before conditions are removed rather than after you move in. Pets, rentals, what you may do with a balcony, parking and storage, and what alterations need approval.

5. The real transit position for that building, checked with YRT and GO directly for the hours you would travel, not inferred from a map.

6. Who buys it from you. The resale pool for an apartment is not the pool for a townhouse, and the two respond differently to changing conditions. Our Richmond Hill condo buyer guide covers the whole process.

8. What to Check Before You Offer

Seven Things, All Answerable Beforehand

1. The school boundary for the exact address, with both boards, before conditions expire.

2. The road at rush hour. Go back and sit there, both morning and evening, if the property is anywhere near either arterial.

3. The actual commute, taken once, at your hour, in both directions.

4. Whether a common element condominium corporation exists, for any townhouse, and what the fee covers.

5. Comparable sales matched to the property on street, lot, condition and renovation level, and within the same school boundary rather than across it.

6. Written dates for the major systems, and whether past work was permitted.

7. The actual annual property tax figure for that specific property, and which year it relates to.

9. Six Mistakes

All Six Are Common Here And All Six Are Avoidable

1. Treating the intersection as a neighbourhood. Several different communities meet here and they are not interchangeable.

2. Assuming the school boundary from the intersection. Boundaries do not follow the arterials and they change. Check the address with both boards.

3. Viewing only at midday on a weekend. An arterial at eleven on a Sunday tells you nothing about an arterial at eight on a Tuesday.

4. Assuming the Richmond Hill GO line works like the others. Check the actual departures for your hours in both directions before you rely on it.

5. Assuming freehold means no monthly fee. In communities of this vintage it frequently does not.

6. Comparing a property against sales from the other side of the intersection. Different community, possibly different boundary, different buyer. The comparison will mislead you in both directions.

Frequently Asked Questions

What neighbourhood is Bayview and Elgin Mills in?

It is not a neighbourhood. It is a major arterial crossing in the eastern half of Richmond Hill, in the city's northern half, where several different residential communities meet. A listing described as being at Bayview and Elgin Mills could sit in any of them, and they differ in era, housing type and school attendance area. The useful question is which side of the intersection a specific property is on.

How is the transit access near Bayview and Elgin Mills?

Both corridors are served by York Region Transit, with service along Bayview and along Elgin Mills including express service on the Bayview corridor, and Richmond Hill GO on the Richmond Hill line is roughly a couple of kilometres away. Route numbers, stops and frequencies change, so check YRT and GO Transit directly for the services that would actually serve your address at the hours you would travel, in both directions. Do not assume the Richmond Hill line runs like the busier corridors elsewhere in the region.

How do you get to Highway 404 from Bayview and Elgin Mills?

Elgin Mills Road running east is the connection to Highway 404, which is the practical route for most drivers heading south or east. Highway 7 and Highway 407 are further south. If you drive west or into Toronto rather than south, the eastern half of Richmond Hill works less well than the western half, and that is the honest trade-off of this side of the city.

What schools are near Bayview and Elgin Mills?

No school can be assigned to an intersection, which is why no school names appear here. York Region District School Board and York Catholic District School Board draw boundaries independently, so one address sits in two different attendance areas and needs two separate checks using each board's own locator with the full property address. Boundary lines do not follow the arterials and can run between two streets that both describe themselves as being at this intersection, and attendance areas are reviewed as enrolment shifts. Regional programs, including International Baccalaureate streams, admit by application from across a board rather than by address.

What should I look for when buying a condo near Bayview and Elgin Mills?

Six things: which way the unit faces and what it faces, since an arterial outlook is a different purchase in noise, light and resale; the status certificate, reviewed by your lawyer, covering the corporation's finances, reserve fund, arrears, any special assessment and the rules; exactly what the fee covers and which utilities you would pay yourself; the rules on pets, rentals, balconies, parking and alterations, read before conditions are removed; the real transit position checked with YRT and GO rather than inferred from a map; and who the resale buyer for that unit type will be.

Is Bayview and Elgin Mills a good area for families?

The communities around it include established family housing, but the answer depends on the specific address rather than on the intersection, because the school attendance area, the exposure to arterial traffic and the era of housing all change as you move between the surrounding communities. Verify the boundary with both boards for the exact address, visit at rush hour rather than midday on a weekend, and take the actual commute once before you offer.

Do freehold townhouses near Bayview and Elgin Mills have monthly fees?

Some do. A freehold townhouse can sit within a common element condominium corporation covering shared items such as a private laneway, visitor parking, landscaping or snow clearing, which carries a monthly fee despite the home being freehold. Both things are true at once. Ask whether a corporation exists, what the fee is and what it covers, and have your lawyer confirm the arrangement on title before you write an offer.

Which real estate team works the Bayview and Elgin Mills area?

Kirby Chan is a Broker with Kirby Chan and Co. Real Estate Team at eXp Realty, serving Richmond Hill, Markham and Thornhill. For buyers looking near this intersection the team establishes which community a specific address actually sits in, verifies school boundaries with both boards rather than repeating what a listing says, compares sales within a boundary rather than across it, shows the comparables with their listing history rather than summarizing them, and will say when a property is not worth it. Legal questions go to a lawyer, financing to a mortgage broker, and school boundaries are confirmed with the relevant board. Reach the team at 416-305-8008.
